01 — The place

A private house, a garden, peace and quiet.

A forest track, a green metal gate and behind it a house with a garden in an olive grove. All to yourselves.

The house stands on the hill above Rovinj at Valtida 1F. The historic old town and the sea are less than ten minutes away by car, bike or scooter, yet in the morning all you will hear are the birds. The 3,000 m² garden, the terrace, the barbecue and the oven are yours alone for your whole stay.

What does a summer day here look like? Morning coffee on the covered terrace with new garden furniture, a swim at Borik or Golden Cape before lunch, an afternoon walk up to the Turnina ruins right above the house, and in the evening meat from the stone oven.

From our garden

Our own olive oil.

07 — FAQ

Before you arrive.

Answers to the questions our guests ask most often. If anything else is on your mind, just ask.

How do I find the house?

Enter “Rasadnik Darko” in your navigation. From there, continue along a dirt track, turn into the woods and at the end you will find a green metal gate. We will send you a detailed description with photos before your arrival.

How many people can stay?

The house is officially rated for 4 guests (2 beds and 2 extra beds). The bedroom has a 180 × 200 double bed, the glazed veranda a 160 × 200 sofa bed for two and the living room a sofa bed. On top of that, a baby or toddler is welcome: the cot in the bedroom does not count towards the 4 guests and is free of charge.

Is the house suitable for small children?

Yes. Children have a big garden with a paddling pool and a swing, a toy corner in the living room, and they can pitch a play tent in the garden. A baby cot is ready for the little ones.

Can we bring a dog?

Unfortunately not – pets are not allowed. The neighbours have a dog.

Is smoking allowed?

The house is non-smoking. You are welcome to smoke outside on the terrace or in the garden.

How does booking work?

Send us an enquiry through the form or by e-mail. Within 24 hours we will confirm whether the dates are free and send you the exact price. The dates are yours once the 30% deposit is paid. If your plans change, we will refund the full deposit up to 30 days before arrival.

Is there air conditioning and heating?

Yes, every room has Mitsubishi air conditioning – three units in total. They cool in summer and heat off-season, and there are also electric heaters.

What is the water like?

The water comes from our own well and its quality has been tested by a laboratory in autumn 2026.

How do I get the keys?

You don't have to wait for anyone. The keys are in a key box at the house and we will send you the code before you arrive, so you can come whenever suits you (from 3 pm).

How far is it to the sea and the shops?

The house is on the hill above Rovinj. DM drugstore, Lidl and a petrol station are about 5 minutes away by car, the town centre and the beach under 10 minutes. You can also get into town by bike or scooter.
